Hi, I would like to say that this article above is very informative. I have gain some knowledge on what an appraiser trainee has to do at the office and it has reinforced my decision to enter this industry. I think it is worth the time and effort to obtain a state license even though the job may seem challenging. Hopefully, in the future I can find an appraiser who can actually take his or her time to transform me to a great appraiser. I hope someday to hear, "That person is one amazingly damn good appraiser! My response will be, "I got trained by the best!"

Helpful, thank you. I have researched your assertion that 2008 comps can be included in an appeal of 2009 valuation. Everything I read says the opposite. In fact, one site provided text from a denial by the Equalization Board. The denial flatly excluded all comps outside of the valuation period. Confusing.

Very nice explanation of the process. I think the Assessor's office is going to be pretty busy this year with appeals.

It will be interesting to see if the long commuters choose to move closer to their jobs. I think the difficulty for commuters moving closer to major cities is the rising cost in housing. If people choose to move inward versus commuting the price of homes will increase due to rising demand. This could cause people to choose the commute since the costs may offset each other. Rising home prices or rising commuting costs...which ever is cheaper.
